The deal is aimed at preventing the July 4 closure of Primm Valley Casino Resort, Oasis Apartments, The Lotto Store and other properties in the Nevada border town.

Previous operator Affinity Gaming and Z Capital had notified employees, residents and state gaming regulators in May that the properties were expected to close after nearly 15 years of operation.

Partnership Aims to Preserve Primm

Cory Clemetson, grandson of Primm founder Ernie Primm and president of Primm South Real Estate Company, said the family moved quickly to find a new operating partner.

“We’re pleased that we were able to secure such a qualified and like-minded partner for our properties at Primm in just over a month after that unfortunate and poorly timed announcement,” Clemetson said.

The new agreement follows earlier warnings that the last full-time casino in Primm was set to close on July 4.

Terrible’s is operated by the Herbst family, a long-established Nevada business group with interests across gaming, fuel, convenience retail, hospitality and travel services.

Terrible’s Sees Long-Term Potential

Tim Herbst, president of Terrible’s, said the partnership is designed to preserve Primm’s history while creating room for future investment.

“Primm has long been one of Nevada’s most recognizable destinations,” Herbst said. “This partnership reflects our commitment to preserving that legacy while creating new opportunities for growth, investment and tourism for decades to come. We believe Primm’s best days are still ahead.”

Primm sits near the Nevada-California border and was long used by travellers driving between Southern California and Las Vegas. The town previously offered a more affordable casino stop for tourists, truck drivers and regional visitors.

Future Plans May Include Renovations

The partners said future plans may include property renovations, upgraded traveller amenities, improved food and beverage options, infrastructure work and other investments.

Pilot Company also said it is encouraged by progress toward a long-term solution for its Flying J travel centre in Primm.

Sam Edgmon, Pilot’s vice president of operations business development, said the company has been in close communication with the Primm family and appreciates its commitment to the community, employees and drivers who rely on the location.

Clark County Chair Michael Naft said the county will continue working with both parties to support a rapid transition.

Further details on future developments and investments are expected as the Primm and Herbst families move ahead with the partnership.
